Hello again!

We are enjoying our summer here in sunny Florida.  Still waiting for the summer rains at Venice Beach.  We thought all of our snow bird friends left us, but you wouldn't know it by the local beach parking lots.  Our seas are a magnificent turquoise color these days with water temp. around 88 or so degrees...like bath water.

For those of you that have not booked your season rental, we have a nice selection of properties, they are starting to book up, so don't wait too long!

As far as the market, we are still seeing improvement in the number of sales locally.  The prime choices still being the waterfront and close to waterfront properties.  You won't believe some of the condo selling prices, I can't remember when I have seen prices this low.  Here are the stats:

Single Family Homes on Venice Island:

83 Currently for Sale priced from $249,900 - $3,500,000

16 Under Contract priced from $279,900 - $690,000

8 Closed Sales from 6/1/08 - 6/30/08 priced from $285,000 - $2,300,000

Condos and Manufactured Homes

190 Currently for Sale priced from $79,900 - $1,659,900

9 Under Contract priced from $85,000 - $839,000

7 Closed Sales from 6/1/08 - 6/30/08 priced from $65,000 - $530,000

Can you believe that condo price? $65,000 for a condo on Venice Island!

P.S.  I don't usually mention our listed properties here but if you log onto the company site we have 2 exceptional short sale properties listed!  1 is in Pelican Pointe priced at $199,900 and the other is in Venetia priced at $229,000.
